Send me the address and whatever documents you have. Forty-eight hours later you get a clear, structured report.

Brief

You send the address plus any documents you have: nota simple, asking price, photos.

Document analysis

I review the nota simple for charges, mortgages, ownership, and registered versus real surface.

Market analysis

Price comparison for the area using Idealista, Fotocasa and cadastral data, with a fair-value read.

Risk analysis

Urban-planning status, pending community levies, estimated condition, and full acquisition costs.

Report

A structured 3 to 5 page document: executive summary, detailed analysis, and a clear final verdict. Optional video walkthrough.

Why independent

The difference is whose side I'm on.

A traditional agent is paid by the seller, so their incentive is the sale. I only ever represent the buyer, whether you pay a fixed fee or a commission.

Always buyer-side

Fixed-fee advisory means the answer can be 'don't buy', with no strings. On the commission model I still work for you, negotiating the price down, not up.

Trilingual ES / DE / EN

Native-level Spanish and German plus fluent English, so nothing gets lost between you, the seller, the bank and the notary.
